Terms of Service

1. Acceptance of Terms

By accessing or using VeriRent™ (“Service”), operated by Numen, you agree to be bound by these Terms of Service and all applicable laws. If you do not agree, discontinue use immediately.

2. Definitions

The terms below carry the same meaning everywhere in this agreement:

  • Applicant — the individual whose information is being collected and screened in connection with a rental application, before any leasing decision is made.
  • Tenant — the same person after they have signed a lease and become the rent-paying party.
  • Landlord — the property owner or authorized agent who initiates the screening request through the Service.
  • User — any natural person interacting with the Service, including Applicants, Tenants, Landlords, and references.

3. Document Analysis & Verification

VeriRent provides document analysis and verification tools for residential tenant screening. VeriRent does not function as a Consumer Reporting Agency (CRA). We do not pull credit reports, criminal records, or eviction history. Users of this Service (“Landlords”) agree to:

  • Use verification results only for residential tenant screening
  • Obtain written consent from applicants before initiating a screening
  • Comply with all applicable laws when making rental decisions based on verification results
  • Not use reports for discriminatory purposes under the Fair Housing Act
  • Securely dispose of verification data when no longer needed

4. No Rental Decisions

VeriRent surfaces risk signals and data for informational purposes only. VeriRent does not make, and is not responsible for, any rental approval or denial decisions. All decisions are made solely by the landlord at their discretion and liability.

5. Payment & Refund Policy

Screening fees ($44 USD) are paid by the applicant (tenant) and are non-refundableonce the screening process has begun. A screening is considered “begun” when the applicant submits their information and payment is processed.

Refund requests due to technical errors may be submitted to support@verirent.io within 7 days.

6. Data Accuracy & Corrections

VeriRent uses automated analysis (document forensics, biometric verification) to generate risk signals. While we strive for accuracy, no automated system is infallible.

If you believe information in your verification report is inaccurate, email support@verirent.io and we will review it. VeriRent is not a Consumer Reporting Agency, so formal FCRA dispute procedures do not apply; any adverse-action obligations sit with the CRA your landlord uses alongside VeriRent.

7. Data Retention

Non-biometric verification data (screening reports, document analysis results, reference responses) is retained for a maximum of 7 years, after which it is permanently deleted. Landlords may delete screening records from their dashboard at any time.

Biometric data (facial geometry, similarity scores, liveness detection results, selfie and ID document images) is retained for 30 days from screening completion and then permanently deleted, as detailed in our Biometric Data Policy.

Tenants may request deletion of their data at any time by contacting support@verirent.io or via our data deletion request form.

8. Prohibited Uses

  • Using verification results for employment, credit, or any purpose other than residential tenant screening
  • Sharing verification reports with third parties not involved in the rental decision
  • Screening applicants based on protected class status (race, sex, religion, national origin, familial status, disability)
  • Reverse engineering, scraping, or automated access to the Service
  • Using VeriRent as a KYC (Know Your Customer), AML (Anti-Money Laundering), or identity verification tool for any purpose other than residential tenant screening. VeriRent is not a regulated identity verification service under financial services law.

9. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, VERIRENT SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, OR CONSEQUENTIAL DAMAGES ARISING FROM USE OF THE SERVICE. OUR TOTAL LIABILITY SHALL NOT EXCEED THE AMOUNT PAID FOR THE SPECIFIC SCREENING IN QUESTION ($44).

10. Governing Law & Jurisdiction

VeriRent is operated by a Swedish entity. These Terms are governed by:

  • Swedish law and EU regulations (GDPR) for data protection matters
  • US Federal law for matters relating to US properties

EU/Swedish users may lodge complaints with IMY (imy.se). US users may contact the Consumer Financial Protection Bureau (CFPB).
