Catch what other screening
services miss.

Identity, income, references, and the cross-checks between them. Know who you're renting to before you hand over the keys.

IDENTITY · DOCUMENT FORENSICS · REFERENCE VERIFICATION · 256-BIT ENCRYPTED

Methodology

Verify the whole person.

Four ways to know who you're handing the keys to — and four ways for an honest applicant to prove themselves without a credit pull or an SSN. Verification that respects both sides of the lease.

Identity verification

A real ID, a live selfie, and a biometric match between them. You know exactly who's applying — and they prove it without ever handing over a Social Security number.

The risk is real

AI-generated documents are now virtually indistinguishable from real ones. Point tools catch some — but nobody covers the full workflow.

Potential loss from one bad tenant

Every layer of verification. One report.

Direct payroll connection

Tenants connect their payroll directly. Real income data, nothing to fake.

Identity verification

ID scan, live selfie, and liveness check. Proves they are who they say.

Document forensics

Detects edited PDFs, fake pay stubs, and manipulated documents.

Reference intelligence

Fact-based questions that expose coached and fake references.

VPN & proxy detection

Flags applicants hiding behind VPNs, proxies, or suspicious IP geolocations.

Employer verification

Validates employer exists via domain and business records.

The engine

Where the cross-checks happen.

Every claim on an application is tested against a source that's hard to fake. One application in — four layers interrogated, one evidenced answer out.

Under the hood

What we refuse to do.

Trust isn't a badge wall — it's the constraints a system is built around. These hold for every screening, every landlord, no exceptions.

No aggregate scores
Every signal in a VeriRent report is labeled with its source and shown with its evidence. We never compress a person into a single number — you see what we saw, and you make the call.
No SSN, no credit pull
Applicants prove who they are with a government ID and a live face match — never a Social Security number. VeriRent is a document-analysis tool, not a credit bureau.
No passwords stored
Sign-in is by magic link. There is no password to reuse, phish, or breach — a credential leak somewhere else can't open your account here.
No screening without a signed DPA
Every landlord accepts a GDPR Article 28 data-processing agreement before their first screening — the API refuses to run one without it.

Tenant Screening — Frequently Asked Questions

What does VeriRent check that credit reports don't?

Credit reports show payment history. VeriRent catches what they miss: fake paystubs, forged bank statements, stolen identities, and manipulated employer references. VeriRent analyzes document metadata, font consistency, and mathematical accuracy to detect fraud that passes a standard credit check.

What about fake references?

Most screening tools list "reference verification" as a feature and mean they'll send an email. That doesn't catch fakes. Paid services like Paladin Deception ($89 for 30 days of fake landlord calls) operate openly online, and 84% of rental operators hit by fraud told NMHC's 2024 survey they'd seen fabricated pay stubs, employment references, or income documents. VeriRent runs behavioral analysis: response timing, vagueness scoring, employer-domain checks, and pattern detection that catches reference contacts when they reappear under different applicant names. Calling the number on the application doesn't catch them. We're built specifically to.

How does VeriRent detect fake paystubs?

VeriRent's AI forensics analyzes font consistency, PDF metadata, compression artifacts, and mathematical accuracy. A $15 paystub generator produces documents with correct math — but wrong fonts, editing software fingerprints, and mismatched metadata. VeriRent flags all of these automatically in under 30 seconds.

Does VeriRent replace SmartMove or TransUnion?

No. VeriRent is the fraud layer, not another credit check. Use SmartMove for credit, criminal, and eviction history. Use VeriRent to verify the documents and identity are real. Many landlords use both for maximum coverage. See VeriRent vs SmartMove comparison

How long does a VeriRent screening take?

The tenant completes identity verification and document upload in about 10 minutes. VeriRent's fraud analysis runs automatically. Most landlords receive results within 24 hours, depending on reference response time.

How does VeriRent identity verification work?

Tenants scan their government ID with NFC chip reading, take a live selfie with passive liveness detection, and VeriRent performs biometric face matching between the two. This catches stolen and synthetic identities that credit checks miss entirely. See the full process

What is the 3x rent income rule?

Most landlords require tenants to earn at least 3 times the monthly rent. But income documents are the most commonly forged part of an application. VeriRent verifies income through direct payroll connections — not just document uploads — to eliminate fake paystubs entirely.

How much does VeriRent tenant screening cost?

VeriRent costs $44 per screening, paid by the tenant. Landlords pay nothing. Every screening includes full fraud detection — no feature gating. See pricing details
